Even experienced home buyers looking at only the best built and maintained homes will typically miss or not recognize some areas of potential concern. Listed below are some commonly encountered items typically disclosed in the course of an inspection.

 


Problems with roofing can result from aging or improper installation to inadequate or improper flashing. These problems will range from minor repairs to complete replacement of the roof system.
These stains typicaly result from roof or plumbing leaks. Condensate from air conditioning systems and cold water pipes is another source of ceiling staining. Even a professional can have a difficult time determining the cause of such staining.

Electrical hazards typically result from errors made at the time of construction or wiring that was added or changed by someone other than a licensed electrician. It is important to identify and evaluate any changes in the size, configuration or circuit protection within the home wiring system.
These are typically found where wood is in direct contact with soil, around exterior trim, tubs, showers, below loose toilets and at roof eaves. Left unchecked, fungus and mold growth are likely to begin which can lead to extensive and often expensive conditions; dry rotted wood will have to be replaced and mold growth has been linked to various respiratory illnesses and allergic reactions.
Unfortunately, many warm air heating and water heating systems are not installed in full compliance with all plumbing and venting codes. Violations typically include: improper gas or oil feed line connections, improper or inadequate provision for combustion air, improper or inadequate control of exhaust gasses (especially Carbon Monoxide), and improper or inadequate temperature and pressure safeguards.
Typically found in both old and new homes are leaking fixtures, leaking pipes, dripping faucets, slow or impacted drains and improper sized waste or feed lines.
